A return to normal after 10 years of growth

Between 2012 and 2025, the market represented a cumulative volume of 1,321 projects, averaging 94 projects per year. After a peak of 160 projects in 2022, the number of authorized building permits has seen a clear slowdown, reaching 45 projects in 2025. In terms of floor area, 43.4 million m² were authorized over the period, with an annual average of 3.09 million m² and a peak of 5.2 million m² in 2022.

Territorial analysis confirms an existing stock historically driven by the "Dorsale" regions, while also highlighting the emergence of alternative markets and a dynamic of new development beyond that corridor.

Market prospects remain strongly linked to the economic climate. Nevertheless, Harmony Real Estate favors a long-term vision, anticipating a future market rebound and a shift toward "mid-box" operations to offset the slowdown in "big-box" projects.

Several regions now appear to be high-potential markets: Yvelines, Côte-d’Or, Sarthe, Gironde, the Landes (40), and Haute-Garonne.
